Leasing Requirements
Applying to rent
Rental applications are accepted for applicants 18 years of age and older. All individual applicants (18 years and older) must apply with a separate application, married couples may apply together. All supporting documentation and a Government issued photo ID must accompany every application including the application fee of $40. The application fee is non-refundable.
Payment of Application Fee
The application fee is due with the application. Cash or payment through PayPal is accepted. No checks. PayPal
Processing
Each application must be completed, signed, dated with the application fee paid before being processed. Additional applications will be accepted until an approved applicant has signed the lease and paid the required security deposit.
Income
Rent may not exceed 40% of the verifiable household income.
Credit
All information showing on the credit report is subject to verification, including previous address and place of employment. Late payments, tax liens, charge-offs, repossessions, judgments and discharged bankruptcies are viewed unfavorably. An open bankruptcy will automatically be denied.
Criminal Background
Automatic denial will result from a felony conviction for any act of violence, sex crime, or manufacturing or distribution of drugs.
Rental History
Applicant must have good rental references. Relatives are not acceptable as rental references. Application will be denied for evictions, property damages, illegal activity on premises, refusal to re-rent or a balance still owed to previous landlord.
Pet Policy
Due to insurance limitations, Empire Property Solutions, LLC will not accept or allow the following breeds in any of our properties: Pit Bull, Rottweiler, Chow, Doberman Pinscher, German Shepherd, American Staffordshire Terrier, Wild species such as Coyote, Wolf and Dingo, Mastiff, Akita, Bullmastiff, Husky, Presa Canario, Malamute, Boxer, Any pet that has any of the above breeds or species in its lineage.
Smoking
All properties managed by Empire Property Solutions, LLC are non-smoking. Smoking is not permitted inside or outside of the leased property.
Security Deposit
The security deposit amount varies from property to property and must be paid in advance.
Showings
To view one of our properties, contact our office for an appointment time as soon as possible. We try to accommodate varying schedules. Call or text our office at (208) 971-5677 or Contact Us to schedule an appointment.
Lease Signing
When your application has been approved, a time will be scheduled to sign the lease and pay the deposit. If you fail to keep the scheduled appointment the property will be offered to the next approved applicant. A property will remain available until the lease is signed and the deposit has been paid.
Rent
Empire Property Solutions, LLC charges comparable property rents.
Short Term Lease
Empire Property Solutions, LLC leases are for a 12-month term. If the owner accepts, a short-term lease of no less than three-months may be accepted. Additional assessments will be made to the rent, deposit and lease terms.
