Advertising
An Empire Property Solutions FOR RENT sign is posted at an available property. Flyers detailing the interior and exterior are provided with photos, leasing details and requirements. Any prospective tenant passing by will be provided the property information immediately.
Website
All coming soon properties are listed on Empire Property Solutions website at no charge. The listing provides photos and leasing details with an application and deposit portal for immediate applying and ease of payment.
On-line
We post all available rental homes and properties on a variety of advertising websites. Advertising on the internet is the best way to locate a suitable tenant.
Classified Ads
We do not advertise properties in the newspaper or magazines due to the high cost and low response.
Tenant Screening
All applicants (18 years and older) are subject to our tenant screening process.
Criminal Background
All applicants are thoroughly screened for any civil and criminal activities. We will not accept an applicant or occupant with a background consisting of violence, sex crimes or drugs.
Employment and Income
Employment and income for all tenants and occupants are verified. Rent can be no more than 40% of verified income. Roommates must qualify individually. Only qualified tenants are offered tenancy.
References
All references are checked. Relatives are not accepted as a reference.
Showings
Staff members of Empire Property Solutions, LLC will schedule times to show an available property personally. Meeting with the prospective tenant, showing the amenities of the property, and providing a rental application greatly aids in obtaining the best possible tenant and rapidly placing them in our rental properties.
Maintenance
Keeping a property well maintained obtains a better tenant, gains higher rent and a higher property value with a higher sale price. We strive to keep all areas of the property adequately maintained and in the most cost effective manner.
